Tariffs are (for six people):
- Summer (1/Feb to 30/April) - $350 per night
- Easter - $350 per night (min stay 3 nights)
- Xmas/Jan - $395 per night (min stay 6 nights)
- Winter (1/May to 30/Sept) - $190 per night
- Spring (1/Oct to 20/Dec) - $250 per night
- All long weekends - $350 per night (and min stay 3 nights)
- Each extra person $50 per night
- Cleaning & linen charge $80 (This is a one time charge on top of the day rate for all stays)
- Pets $30 for two nights - $50 for three or more nights- see pet page for details

- A refundable* deposit/bond of $300 is paid upon booking confirmation to be used in cases of late cancellation* or to cover damages- (booking is not confirmed until the bond has been paid)
- Full payment is made in advance 21 days before the arrival date
- All payments should be done by direct credit into our nominated bank account

Min stay
- 2 nights unless otherwise stated above.

Check in/out
- Check in is after 3pm (unless agreed prior - we will allow earlier check-ins if the house was not booked the day prior)
- Check out is 12pm (unless agreed prior)

By making a deposit to rent the house you agree that you have read and understood all terms and conditions in the downloadable PDF and are obliged to follow them. The House is rented to you by Vercoe Family Trust.

Overview of Terms and Conditions of Rental

- Any damage that is done to the house, beyond normal wear and tear, will be paid for by the renter.
- The key for the house is to be left locked in the Lock box outside when you leave.
- That all neighbors are respected and cars are only parked on the section.
- maximum occupancy is limited to 6 adults or 8 people (note: there are 3 double beds, 1 cot and 1 fold out single bed)
- There is no daily house keeping service - However it is available at $65per day by prior arrangement.
- Any exceptions to any of the conditions must be approved in writing.
- Water and septic - The tank water is drinkable but no liability will be taken for any run off that may have entered the tanks. The septic tank is very effective, however it will clog if improper material is flushed. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that improper items have been flushed a clearing charge of up to $300 could be charged.
- Storm Policy - No refund will be given unless the national or regional government has issued a mandatory ruling not to visit the island.

Cancellation: Reservations cancelled more than 30 days prior to the date of arrival will incur a 5% charge of the total value of the booking. Cancellations within 30 days prior to the date of arrival will incur a 25% charge. Cancellations within 14 days will incur a 100% charge. Any pre-paid deposit in excess of the cancellation fee will be refunded within 7 days of cancellation. We reserves the right to cancel reservations at any time.

Arrival and departure times: The property will be available from 3pm on the day of your arrival and must be vacated by 12pm on the day of your departure in the event that another guest is arriving that day. If there are no bookings on your departure or arrival day, you may arrive early or leave late with prior arrangement. We are flexible, so let us know your requirements.

Service fee: While many holiday home rentals require you to provide your own linen and towels and to clean the house prior to leaving, we provide you with these services so that you can enjoy a hassle free holiday. Bed linen, kitchen linen and towels are supplied. Our caretaker prepares the house prior to your stay and launders the linen and towels and cleans the beach house after your stay. Please remove all of your remaining perishable food and leave the kitchen and barbeque in a clean and tidy condition. If the beach house requires excessive cleaning after your stay, we reserve the right to charge any additional cleaning costs. (we suggest you bring your own beach towels etc)

Pets: Pets are permitted only by prior arrangement. please see pet page for conditions.

Non-smoking indoors policy: There is to be no-smoking indoors and all cigarette butts are to be removed from the property. Breach of this policy will result in a $150 cleaning fee being applied.

Your responsibilities and your liability: You are to take all reasonable care of the holiday house, ancillary buildings and contents during your stay. If the house is left unattended it must be locked. At the end of your stay you are to leave the house and contents in the same condition as when you arrived. This includes returning of all furniture and appliances to where they were when you arrived. Please note that as the person making the booking you are held responsible for any and all people staying with you at the holiday house including any 3rd party invitees. You will be held legally responsible for any losses, breakages and any damage to the holiday house, its facilities, or amenities that occur during your holiday. Please report any damage or breakage on departure. We leave many personal possessions, games, books and magazines for your enjoyment. These are to be cared for and may not be taken with you on departure.

Behaviour & respect for neighbours: We make our holiday house available to you for the purposes of having a relaxing family seaside holiday. We do not allow you to use it for loud music and raucous parties and to unreasonably disturb our neighbours. You are to turn stereos off and to retire inside by 11.30pm (1am on New Year's Eve). Use of fireworks on the section is not permitted (let your fireworks off on the beach). Breach of this policy will result in a $150 disturbance fee being applied, you may have a visit from our local representative and, should the disturbance not be curtailed, you may be required to leave.

Use at your own risk: All the facilities, including the holiday house, garden, bar-b-que, fire, heaters, kitchen appliances, kids' toys etc are all made available to you for use at your own risk. Please be careful and supervise children at all times. We will not accept liability for any injury, damage or loss of personal possessions, whether through negligence or otherwise to the maximum permissible by law. Trap Door to downstairs - We recommend this is left closed and you access the downstairs bedroom from outside. Use of the internal stairs is at your own risk..

If problems arise: We accept no liability should any portion of the holiday house, its facilities and amenities become unavailable to you. Should events arise beyond our control and render the holiday house uninhabitable then we may be forced to cancel the booking. However, should such unusual circumstances arise we will endeavour to offer you an alternative rental period. Where this is not possible we will refund in full all monies paid in respect of the unused portion of the cancelled booking. You will have no grounds for any claims against us whatsoever. In the event that we become liable to you for loss or damages our liability shall be limited to a maximum of NZ$1,000.00.
